RV Park Rules
It is the responsibility of all registered guests to ensure that all regulations are followed.
INCLUDED IN EXTENDED STAY: Clean facility with guests that care, 30/50 amp hook-ups, water, sewage, garbage, community room, laundry facility, 24 hour camera surveillance.
RENT: Tenant(s) shall pay rent in full on the 1st of each month via automatic billing, online payment. or Pay Near Me at CVS or Walmart in exchange for occupancy of space and for reasonable use of facilities and amenities. If rent is not paid by the first of the month, tenants will have a grace period until the 5th, where no late fees will be applied. After the 5th at 5pm, a 15% late fee will be applied automatically, and more late fees may be applied if the bill continues to sit unpaid. If payment is not received by the 10th of the month an eviction will be filed and there may be additional filing and administrative fee's related to eviction. If an account on automatic billing declines, a $35 insufficient funds fee may be applied. We charge a $35 administration fee upon move-out. To avoid any further fees or an additional month being charged you must complete a [30] day notice [30] days prior to your vacancy. You will be charged a full 30 days from the day you gave your notice.
SECURITY DEPOSIT AND FIRST MONTH'S RENT: A full month's rent will be due at move in along with security deposit. On the first of the month directly following the move in, any additional prorated costs to pay a tenants balance in full through to the following month will be charged, along with any electrical usage accrued since move in. When vacating said facility a $35 Administration fee will be applied to complete move out process. The security deposit minus any used electricity can be returned to the tenant within 21 days of move out as long as the rented site shows no unreasonable wear and tear or items left behind, all keys are returned, and the tenant does not have any outstanding balance on their account.
UTILITIES AND OTHER CHARGES: All utilities, except for electricity and propane, are to be included in space rent. Electricity is metered, and read on the 28th of each month. Calculations for price per kwh are provided by FPL. The total kwh used by each tenant will be calculated at the end of each month. Tenants will receive an invoice that indicates total balance of monthly rent plus electricity no later than the 5th of each month for the previous month.
MONTH TO MONTH TENANCY: Due to the mobile nature of RV travelling and residency, the lease is for month to month tenancy. At any time and for any reason we may be required to move your RV to another site. If you are not satisfied with the new lot you may terminate your lease without any further charges, in which case you will need to find another facility that suits your needs and vacate the RV Park.
SPEED LIMIT: 10MPH OR LESS. Please note if you are found speeding through property you will be served with a documented verbal warning. Second offense will be $150 fine. Third offense will be considered breach of contract and will cause termination of said lease.
GUESTS: Tenants are responsible for the actions of their guests and ensuring that guests follow the same guidelines imposed on tenants. To give guests access, tenants must come to the front gate to personally let them in using their own code. If a guest is expected to stay over night they must not exceed more than 3 nights, or they will be considered a tenant, and will need additional approval by Management. Any additional occupants staying in said RV space must complete a contract agreement and wait approval before assuming occupancy. Please follow this rule as we heavily enforce it.
TRASH: The Lot or Unit and other areas reserved for your private use must be kept clean. Trash must be disposed of in the provided dumpsters. All garbage must be placed in plastic garbage bags. No garbage is to be kept on or near patios, lots, or decks. There is a Dumpster located near the entrance of the Park.
PETS: Approval of any pet is up to the judgement of staff. All pets must be approved prior to move in. No more than 2 pets per lot are allowed. Pets younger than 3 years of age are not permitted in our park models and rental units. Pets must be on-leash at all times when outside RV. A $25 fee may apply if tenants do not pick up poop their pet is responsible for. Any animal outside the RV must be attended by a person at all times. No aggressive breeds are permitted, and no pets over 25 lbs. Any tenant who receives multiple complaints about their animals may be asked to vacate. Please maintain proper animal etiquette. Please be cautious around other tenant's animals, as it is not possible to predict how unfamiliar animals will respond to you or your pet. *PET FENCES/GATES: All pet fences are to be no larger than 6x6 and are to be put away nightly unless pre-approved by Management. Tenants must be present with pets at all times, even while pets are within personal fence. If an animal is left unattended inside pet fence, Fence privileges will be revoked. DO NOT WASH YOUR ANIMAL BEDS OR BLANKETS IN OUR WASHING MACHINES!
PUBLIC RESTROOMS: Restroom facilities are available to all nightly and extended stay guests 24 hrs/daily. However, all RV's MUST be self sufficient. Our restroom facilities cannot be your primary restroom for regular use. Animals, Dishes and clothes washing is not permitted in the restrooms.
LAUNDRY: Washing and drying machines are available. No washing and drying machines may be stored outside of the RV and no clothes may be hung dried. Laundry facilities are available 24 hrs/daily.
SEWER CONNECTION: Florida code requires that connections must be water tight and sealed at both ends of a sewer connection. No discharging of sewage waste or grey water is allowed onto the ground. There is a sewer hook-up at each site, negating the need to leave the RV park to dump. Please replace the cap on the sewer opening upon move-out.
OUTDOOR SPACE USE: Florida code prohibits the storage of any personal property under the RV. No storage sheds or laundry lines are permitted. No indoor furniture, or freezer/refrigerators may be stored outside. No easy ups or tents are to be permitted. No tarps may be used as awnings, roof covers, or car covers. No garbage bags filled with trash or recyclables are permitted to be stored outside RV. Gazebos or sunscreens to be permitted only with explicit approval from management. No flags, signs, or banners without explicit permission of the park management. Any other decorations or exterior use is up to the discretion of management. Please keep our park neat and tidy.
RV MAINTENANCE ON SITE: Minor repairs and preventative upkeep may be performed on site, but no major auto or RV repairs may take place in the RV park. Vehicles may be washed as long as hoses have a nozzle to prevent continual spraying while not in use. When washing vehicles, please be mindful of neighbors and avoid water running into the street if possible. RV exteriors are to be washed a minimum of once per year and may be requested upon your arrival to the park.
PARKING: All vehicles must be registered with up to date tags and in working condition. No vehicles may be parked in a vacant space or the space of another tenant at any time to avoid a $10 parking violation charge. Overflow parking space is available to those who need it for $50 a month. There is space available for parking one or two vehicles. It is the tenant’s responsibility to insure that his/her guests do not occupy another tenant’s parking area. There will be no major repairs done on vehicles. All vehicles must be in running condition, as per city ordinance, and if not the vehicle will be towed at the owner’s expense. We may have unauthorized or illegally parked vehicles towed under appropriate statute. A vehicle is unauthorized or illegally parked in the community if it:
- has a flat tire or other condition rendering it inoperable; or
- is on jacks, blocks or has wheel(s) missing; or
- takes up more than one parking space, is parked on the grass or other prohibited area; or
- belongs to a resident or occupant who has surrendered or abandoned the mobile home/RV/apartment; or
- is parked in a marked handicap space without the legally required handicap insignia; or
- is parked in a space marked for office visitors, managers, or staff; or
- blocks another vehicle from exiting; or
- is parked in a fire lane or designated “no parking” area; or
- is parked in a space marked for other resident(s) or unit(s); or
- is parked on the grass, sidewalk, or patio; or
- blocks garbage trucks from access to a dumpster; or
- blocks a mailbox; or
- has no current license, registration or inspection sticker, and we give you at least 7 days notice that the vehicle will be towed at the owner or operator’s expense.
SALE OF YOUR UNIT: The sale or purchase of any unit within this park must be approved by management prior to the sale. Any prospective purchaser must undergo an interview as well as background, credit, and eviction check to qualify. Approval is at the sole discretion of management and may be denied for any reason. There is a $100 administrative transfer fee for all ownership transfers. Any balance due must be paid before any transfer can occur. The new tenant will be subject to the current rental rates at the time of the transfer. In the event that the selling tenant has prepaid and has a credit, the rent will be recalculated at the then current rate based on the number of months in tenancy and the time of year (season or off-season). Any remaining credit will be returned to the seller within 30 days. Any credits due to the selling tenant can be applied to the new tenant after the rent is recalculated and with written approval. No subletting allowed.
GENERAL: All park tenants and guests must comply with all federal, state, and local laws. No public drunkenness or disorderly conduct will be allowed. No soliciting is permitted in the park. Appropriate attire must be worn at all times. Loud music or any other noise which denies another tenant their right to peace is strictly prohibited. Quiet time in park is from 10:00 PM to 8:00 AM. All RVs must be manufactured and currently up to date with RVIA standards. The RV and space should be used for private residential purposes and no business commercial activity of any nature shall be conducted.
LEASE TERMINATION: A breach of any of the rules and regulations by a tenant, or a balance past due by a tenant can result in termination of your lease at any time and the tenant in question may be served a notice of eviction. We may also choose not to renew a lease without reason, given that proper notice is given. To void your current contract you must complete a [30] day notice to avoid penalties and future charges.
ANNUAL RENTALS STARTING IN SEASON: Any long term tenant moving in during season will be charged the seasonal rate for the months in season and a lower rate in the off season. The rate will average out to the annual rate for the year and return to normal after the first year.
VIOLATIONS AND RULE INFRACTIONS:
1st Offense – written warning issued, documented in registration file
2nd Offense – written warning, $50 fine issued or any cost or fee associated with the management’s cost to correct the violation
3rd Offense – eviction letter issued; resident is required to leave the Park immediately – all pre-paid rents are forfeited The Management has discretion to determine if a violation will result in eviction and forfeiture of all prepaid rents.
