APARTMENT RULES AND REGULATIONS
Addendum to Residential Lease Agreement
This document serves as a formal addendum to your lease. These rules are designed to ensure the safety, cleanliness, and quiet enjoyment of all residents. Violations of these rules constitute a breach of the Lease Agreement and will result in the enforcement actions outlined below.
1. NOISE AND CONDUCT
Quiet Hours: 10:00 PM to 8:00 AM daily. All noise (music, TV, voices) must be kept at a level that cannot be heard outside the unit.
Guest Policy: Tenants are fully responsible for the conduct of their guests. Guests staying longer than seven (7) consecutive days or 14 days in a calendar year are considered unauthorized occupants.
Common Areas: Hallways, stairwells, and parking lots are for transit only. No loitering, playing, or storing of personal items in these areas.
2. PROPERTY APPEARANCE AND TRASH
Curb Appeal: Patios and balconies must be kept clean. Only weather-protected outdoor furniture and healthy plants are permitted. No laundry, bicycles, storage boxes, or indoor furniture.
Trash Disposal: All trash must be secured in bags and placed inside the provided dumpsters. Leaving trash on the ground or in common areas is strictly prohibited.
Smoking: This is a non-smoking property. Smoking/vaping is prohibited inside units and within 25 feet of all buildings.
3. MAINTENANCE AND SAFETY
Reporting Damage: Tenants must report any leaks, drips, or water intrusion within 24 hours.
Fire Safety: No charcoal or gas grills are allowed on balconies. No storage of flammable liquids (gasoline, propane) is permitted.
Alterations: No painting, wallpapering, or changing of locks without prior written management approval.
4. VEHICLES AND PARKING
Vehicle Condition: All vehicles on-site must be operable and have current registration. Vehicles with flat tires, broken glass, or expired tags will be towed at the owner's expense.
Repairs: No vehicle maintenance (oil changes, mechanical work) is allowed on the property.
Parking: Vehicles must be parked in designated stalls only. Parking in fire lanes or on grass will result in an immediate tow.
SCHEDULE OF FINES AND ENFORCEMENT
Management utilizes a tiered enforcement system. All fines are considered "Additional Rent" and are due with the following month's rent payment.

Immediate Action:
Towing: Unauthorized or inoperable vehicles will be towed at the owner's expense without further notice.
Safety Hazards: Management reserves the right to remove fire hazards (e.g., grills, propane) or biohazards immediately at the tenant's expense.
